Bowmer + Kirkland appointed to £274m student housing job

Bowmer + Kirkland has been appointed main contractor for a £274m student accommodation redevelopment in Newcastle upon Tyne.

The Castle Leazes scheme is being delivered for Unite Students and Newcastle University. It will replace a 1960s-era, 1,250-bed complex with 2,009 rooms built to modern design and sustainability standards.

Gateway 2 approval has been granted by the Building Safety Regulator. The development has been designed by Norr Architectural and prioritises shared space across two- to nine-storey blocks, with a focus on community and wellbeing.

Demolition and enabling works began in June 2024. Bowmer + Kirkland said it had delivered £9.6m in social value during the early stages, through local employment, supply chain spending, training, and community engagement.

The build will proceed in two phases. Phase one, due to complete in time for the 2028/29 academic year, will deliver 788 rooms. The second phase is scheduled to open the following year.

Bowmer + Kirkland has delivered 3,000 rooms for Unite Students across the UK and has previously worked with Newcastle University on projects including the Catalyst and Urban Sciences buildings, and the Stephenson Building, which won RICS National Project of the Year in 2025.

Bowmer + Kirkland North East and Scotland regional director Ed Besford said the team worked closely with the regulator to secure Gateway 2 approval, calling Castle Leazes a “landmark redevelopment”.
